Review and verify daily site inspection reports prepared by YIWU FM engineer before sharing it with the contractors/ service providers and conduct random site inspection for verification.
Coordination with IMDAAD & Contractors on board to make sure all the snags are completed and closed officially.
Verifying the fit-out procedures making sure they are complying with YIWU & Authority regulations and guidelines.
Meet Customers satisfactions and addressing their needs on paper in relevant to Authorities NOCs, Drawings & YIWU NOCs and approvals.
Ensure Building Design Information is followed by all Tenants including Signages, Food Courts, MEP Works & Civil Works in compliance to YIWU Fit Out Manual and TRAKHEES Regulations and worldwide standards in terms of MEP Services installation.
Handle and carry all requests from JTM for new projects, refurbishments, and renovation entirely within the allocated budget and ensure end-user satisfaction with outcomes.
To ensure that less energy is used to perform the same task and eliminate energy waste for JTM facility as energy efficiency brings a variety of benefits. Reduce carbon dioxide emission, reduce the demand for energy imports, lowered our cost to the economy, reduce the amount of the utility bills.
Review and verify actions related to the End of Lease Process which was conducted by YIWU FM engineer/s and contractors and conduct random site inspection for verification.
Monitor all JTM facility management contractor’s performance based on daily, weekly, monthly, and yearly annual preventive maintenance schedules and conduct random site inspection for verification.
Review all Handing Over Documentations received from Contractors including Assets, Operation and Maintenance Manuals, Spare Parts, Maintenance Schedules & Warranty Certificates and maintain proper documentation.
Review the Maintenance plans submitted by the FM provider and conduct weekly checkup on the maintenance schedule to ensure that JTM Market KPIs are achieved.
Maintain People, Process & Place within best enhanced quality and productivity.
TECHNICAL COMPETENCIES:
Familiarity with local, state, and federal regulations related to building codes, safety standards, and environmental regulations.
Experience in contacting and coordination with authorities and knowledge of obtaining required authorities approvals.
Ensuring that facilities meet all required compliance standards.
Effective communication skills for coordinating with different departments and stakeholders.
Experience in negotiating and managing contracts with service providers and vendors.
Identifying and mitigating risks associated with facility management.
In-depth knowledge of facility systems and operations, including HVAC, plumbing, electrical, energy management and sustainability practices and other building systems.
Ability to analyze technical data and troubleshoot complex issues.
Experience in planning, coordinating, and overseeing facility-related projects.
