Role Description:
The primary objective of this role is to offer specialized support and valuable insights concerning external market intelligence for both current and prospective markets. Additionally, it involves overseeing pricing support and governance for ongoing projects. The role entails thorough analysis of external markets collaborating with leadership to identify value-creating opportunities within existing projects and potential new market ventures. Leveraging these insights, the position involves collaborating with project leaders and the Business Development team to formulate commercial strategies to maximize value from these opportunities. Furthermore, the role is responsible for managing day-to-day pricing and commercial terms for existing inventory and new launches, focusing on enhancing governance and optimizing return on investment.

Role Responsibilities and Accountabilities:
Market Monitoring and Analysis:

Track and analyze core market macro property trends to uncover insights and opportunities.
Monitor competitor launch activities, including product features, positioning, pricing, and commercial terms.
Conduct benchmarking and analysis of existing project performance against competitors.
Analyze customer demographics and behaviors to guide product development and sales strategies.
Monitor the secondary market performance of our projects.
Leadership Briefings:

Regularly provide leadership teams with briefings on market trends, insights, and opportunities.
Pricing and Commercial Support:
Provide detailed pricing support for all live projects, including new launches and resale inventory.
Develop channel strategies and incentive schemes for brokers, ambassadors, and referral programs.
Collaborate with project heads on commercial strategies and their implementation for new projects and business launches.
Contribute insights to feasibility studies regarding positioning, unit mix, pricing, commercial terms, absorption, and launch strategy.
Devise and execute long-term pricing strategies, payment plans, and incentive schemes.
Monitor and analyze the cost of sales, making recommendations to enhance efficiency.
Develop, implement, and oversee internal commission structures in collaboration with Human Capital.

Qualifications:
Extensive knowledge of the MENA region coupled with substantial experience in property development and the real estate sector.
Exceptional strategic thinking abilities with a comprehensive understanding of industry dynamics across various sectors.
Profound financial expertise and familiarity with investment principles.
5+ years of relevant experience in a significant property developer or management consultant role.
An MBA or equivalent degree, like a Master of Strategic Management, from a top-ranked international university.
Exceptional analytical capabilities, adept at solving problems independently, and possessing strong commercial insight.
Excellent communication and persuasion skills to effectively influence top management and shareholder decision-making processes.
Leadership proficiency to guide and motivate teams of skilled professionals toward achieving time-sensitive objectives.
Competence in project management and the ability to handle multiple tasks simultaneously.
Preferably, possesses knowledge and a professional network within the MENA region exceeding 5 years.
Fluency in both Arabic and English is preferred.
