Role Summary
The Development Leader for Luxury Projects will oversee a range of high-end villa communities within a major residential master-planned development. This role involves guiding projects from design and approvals to procurement and construction delivery for VIP clients. The leader will coordinate inputs from key stakeholders, including internal sales, marketing, property management, design, and project management teams, as well as manage the performance of various consultants, suppliers, and contractors.

Key responsibilities include:

  • Leading internal and external project teams to execute commercially viable development options that adapt to market conditions.
  • Overseeing luxury residential design from detailed design to tender and construction documentation.
  • Navigating the UAE authority master plan and residential approval processes to secure timely approvals.
  • Preparing board papers and committee presentations for approvals on strategic plans, budgets, contract awards, and major variations, ensuring alignment with policies, timelines, costs, and quality standards.
  • Collaborating closely with finance, strategy, project management, senior management, and other internal stakeholders.
  • Taking ownership of client relationships and governance regarding project performance.
    Evaluating new business and market opportunities as needed.
  • Role Profile
  • Assist and coordinate with senior development leadership in preparing, presenting, and obtaining timely approvals for development plans, budgets, and necessary governance updates.
  • Support the team in creating designs that align with sales purchase agreements (SPAs) and the initial vision of luxury offerings, ensuring gateway approvals from the CEO before proceeding.
  • Ensure designs are detailed and coordinated for competitive bidding while managing any value engineering (VE) needed to align costs with budgets without compromising luxury standards or delaying project delivery.
  • Deliver the luxury project portfolio within the master-planned community according to the Board Approved Request (BAR), adhering to financial performance KPIs and the overall product vision.
  • Ensure compliance with SPAs regarding completion dates and specifications for typology, finishes, upgrades, and improvements.
  • Successfully deliver communities in line with the Master Development Programme, including public amenities, landscaping, utilities, and services, with all necessary approvals.
  • Interface with VIP customers as needed, managing their delivery experience, addressing concerns, and ensuring satisfaction targets are met through effective coordination with stakeholders.
  • Lead and motivate the project team to achieve quality outcomes that reflect MAF values and exceed established KPIs, providing mentoring and support for staff development and advancement.
  • Drive ongoing product definition, project briefs, cost estimation, and budget compliance in collaboration with project management and other departments.
  • Support the Project Head in coaching project teams to secure stakeholder approvals for updated business cases.
  • Identify, document, and analyze business risks—including political, technical, financial, and human resources risks—while evaluating risk mitigation strategies to secure profit and margin targets.
  • Influence and manage stakeholder relationships, preparing updated business plans and representing MAF in the absence of the Project Head.
  • Define scope and strategy in collaboration with the Head of Department (HoD) and Project Head for the development pipeline, engaging with legal, financial, market research, strategic marketing, sales, design professionals, planners, and engineers.
  • Maintain stakeholder relationships at all levels within the region, including interactions with local authorities, CEO partners, and key business affiliates.
