Role Overview:
The primary responsibility of this role is to maintain a safe, clean, and functional environment for both visitors and co-workers, ensuring that the building, electro-mechanical systems, and interior/exterior spaces are in “shape as new.” This helps uphold IKEA’s image and brand while contributing to the overall customer and co-worker experience.

Key Responsibilities:

Building Maintenance:

Perform regular building maintenance according to the planned maintenance schedule, ensuring the store remains in “shape as new.”
Rectify breakdowns and complete work orders as well as preventative maintenance tasks on time.
Renovations and Enhancements:

Oversee and manage all modifications, renovation, and enhancement projects as needed. Provide technical and financial offers for spare parts and services, coordinating with third-party contractors and service providers.
Facility Procedures:

Apply predictive, preventive, and reactive maintenance practices following the Facility department’s routines and procedures.
Ensure maintenance work is efficient and streamlined to maximize departmental effectiveness.
Safety and Compliance:

Follow OSHA and local safety regulations, as well as IKEA’s risk management guidelines, to ensure a safe work environment for all.
Participate in evacuation drills and support safety-related initiatives.
Maintenance Management:

Oversee all maintenance activities related to electrical, mechanical, civil work, signage, and lighting systems.
Conduct surveys of all MEP (Mechanical, Electrical, and Plumbing) systems, validating operational status and readings in line with original equipment/system parameters.
Collaboration and Service:

Foster a service-oriented approach with all departments, contributing to a collaborative working environment.
Ensure the IKEA culture is embraced, promoting diversity among co-workers and customers.
Contractor Management:

Manage external contractors, evaluate their work, and certify invoices for payment.
Ensure the coordination of all external service providers and supervise in-house activities, including external supervisors and facility management technicians.
Reporting and Documentation:

Prepare technical reports and progress reviews on maintenance activities and improvements.
Support in the development and review of Health and Safety Management (HSM) Standard Operating Procedures (SOPs).
Material and Resource Management:

Secure materials for both MEP and civil maintenance tasks, ensuring availability for ongoing operations.

Required Skills for Success:

Technical Expertise:

Strong knowledge of chilled water supply systems and energy transfer stations (ETS).
Expertise in mechanical systems, including HVAC, firefighting, fire suppression, water supply, plumbing, ventilation, hood, and smoke management systems.
Proficiency in electrical systems, particularly lighting, low and medium voltage power systems, distribution boards, panel boards, fire alarms, public address systems, cable trays, motor control centers, control equipment, and building management systems (BMS).
Sustainability Knowledge:

Awareness of sustainability requirements and development practices.
Technical Proficiency:

Skilled in using computers and Microsoft Office applications.
Familiarity with data analysis software is a plus.
