Position Overview:
The primary responsibility of this role is to manage the center’s daily operations efficiently, ensuring high standards of presentation, security, safety, cleanliness, engineering, facilities, and ambiance. The goal is to meet the needs of both tenants and customers at the highest level.

Key Responsibilities and Accountabilities:

Manage day-to-day operations of the center, including presentation, security, safety, cleanliness, engineering, facilities, and ambiance, maintaining top-quality standards to meet tenant and customer requirements.
Foster relationships with relevant authorities, such as local emergency services (Police, Civil Defense, Fire, and paramedic Services), to ensure continuous support.
Regularly inspect the property, focusing on cleanliness, preventive maintenance, health and safety, fire and security, and parking. Identify and report any health and safety risks promptly to management.
Estimate, prepare, and control capital and operating budgets, prioritizing expenditures effectively to maintain timelines and monitoring cash flow management.
Conduct audits related to facility management, fire safety, health and safety, security, and internal processes, ensuring timely implementation of audit recommendations.
Ensure all necessary property inspections are completed, submit reports, and implement corrective actions promptly.
Manage hard and soft services contracts, including budgeting, scheduling, manpower utilization, inspections, and regular communication with contractors to meet all standards and service level agreements.

Traffic Management and Operations:

Coordination of traffic team activities, including scheduling and maintenance of traffic systems and signage.
Managed taxi services and implemented smart parking initiatives.
Exploration of unused mall areas for revenue generation opportunities.
Cleaning and Maintenance:

Administration of cleaning contracts, optimizing schedules, and improving efficiencies.
Enforcing mall rules and regulations, focusing on tenant compliance and waste management targets.
Compliance and Sustainability:

Ensuring adherence to safety protocols, crisis management procedures, and sustainability initiatives.
Advocating for alignment with company values and policies, while building staff capabilities through regular feedback and training.
Safety and Training Programs:

Establish fire safety programs for drills and emergencies.
Providing training in fire safety, evacuation procedures, first aid, disaster management, and customer service skills.
Leadership and Collaboration:

Fostering an honest and collaborative work environment, leading by example to achieve common business objectives.
Creating scopes of work for third-party service providers and managing in-house projects effectively.
Issue Resolution and Incident Management:

Handling tenant issues and customer complaints promptly, while tracking incidents, accidents, and damages for insurance claims.

Minimum Qualifications/Education:

Bachelor’s degree in Operations Management or equivalent.
Demonstrated experience in management, operations, and leadership roles.
Proficiency in MS Office and MS Project, with AutoCAD proficiency considered advantageous.
Meticulous attention to detail without losing sight of the broader objectives.
A collaborative team player capable of thriving under pressure and adhering to detailed instructions.
Minimum Experience:

4-6 years of experience managing Mall Operations, maintenance, Safety & Security, and Facilities Management, ideally within a reputable large shopping mall or Real Estate company in the GCC region or abroad in a similar capacity.
