Role Purpose:
The primary responsibility of this position is to manage the daily operations of the Centre, ensuring that all aspects, including Centre Presentation, Security, Safety, Cleaning, Engineering, Facilities, and Ambience, are maintained to the highest standards. This role aims to meet all tenant and customer requirements effectively.

Key Responsibilities and Accountabilities:
Daily Operations Management: Oversee and administer the centre’s daily activities, focusing on Centre Presentation, Security, Safety, Cleaning, Engineering, Facilities, and Ambience to uphold the highest quality standards.
Stakeholder Relations: To ensure continuous support and maintain strong relationships with local emergency services, including Police, Civil Defence, and Fire and paramedic Services.
Property Inspections: Regularly inspect the property, emphasizing cleanliness, preventive maintenance, health and safety, fire safety, security, and parking. Report any health and safety risks related to the mall building that may impact employees, contractors, or the public.
Budget Management: Estimate, prepare, and control Capex and Operating budgets. Establish priority-based budgeting and ensure effective utilization to maintain timelines. Monitor cash flow management.
Audit Compliance: Conduct audits related to FM, Fire, Health and Safety, Security, and Internal Audits. Ensure audit recommendations are implemented within specified timelines.
Property Inspections and Reporting: Ensure all related property inspections are conducted, reports are submitted, and remedial measures are implemented promptly.
Contract Management: Manage hard and soft services contracts, including budgeting, scheduling, manpower utilization, inspections, and reporting. Maintain regular communication with contractors to meet the mall’s standards, KPIs, and SLAs.
Managed Services:
Enova: Oversee facilities management services.
Pest Control: Ensure pest control measures are effectively implemented.
Security: Manage security services, including CCTV, Paid Parking, and Park Assist systems.
Traffic Management: Oversee traffic management within the Centre.
Housekeeping: Ensure high standards of cleanliness are maintained.
Car Wash: Manage car wash services.
High-Level Cleaning: Supervise high-level cleaning activities.
Waste Management: Oversee waste management practices.
Landscaping: Ensure landscaping services are maintained.
Valet Service: Manage valet services.
LPG System: Oversee the maintenance of the LPG system.
Mall Fragrance: Ensure the mall fragrance system is operational.
Hoarding: Manage hoarding activities.
ShopperTrak: Oversee the implementation and maintenance of ShopperTrak systems.
This role requires a proactive approach to maintaining the Centre’s standards and ensuring a safe, clean, and welcoming environment for all tenants and customers.

Role Description
Traffic Management
Oversee the traffic management system, including coordination and scheduling of the traffic team.
Ensure regular maintenance and fine-tuning of barriers, counters, CPMS machines, variable message signage, and Park Assist systems.
Manage taxi operations and intelligent parking initiatives.
Provide weekly traffic management summaries to Mall Management.
Revenue Optimization
Identify and propose additional unutilized areas within the mall that can be converted into revenue-generating spaces.
Cleaning Contract Administration
Schedule and manage cleaning staff.
Implement cost-cutting programs while improving cleaning efficiencies.
Ensure compliance with cleaning standards and regulations.
Tenant Compliance
Enforce rules and regulations for tenants, focusing on operating hours, delivery schedules, waste removal, promotional signage, and other related issues.
Sustainability Targets
Achieve sustainability targets for the assigned mall(s), including waste management.
Promote and undertake sustainability initiatives in coordination with relevant departments.
Reporting
Provide necessary data and reports on mall operations to Mall Management as requested.
Ensure full compliance with SMAM policies, procedures, systems, and guidelines (e.g., health and safety, fire, crisis management, tenant portal, IRO, POS link).
Advocacy and Compliance
Promote MAFAM values and ensure team adherence to these values.
Ensure compliance with MAFP SMAM’s Code of Conduct, departmental policies, and HC policies and procedures.
Staff Capability Building
Provide regular feedback and monthly performance reviews to develop the capability of staff and third-party vendors and identify areas for improvement.
Fire Safety and Training Programs
Establish and implement a Fire Safety Program for mall activities and drills.
Ensure service providers and team members receive training in:
Fire safety
Emergency and evacuation procedures
First aid
Disaster management and business continuity
Customer service skills
Leadership
Foster an honest and open work environment that promotes teamwork and the achievement of common business objectives.
Lead by example in maintaining a collaborative and supportive team environment.
Scope of Work Preparation
Prepare scope of work for third-party service providers, including cleaning, security, landscaping, etc.
Manage small-scale in-house projects.
Issue and Complaint Resolution
Handle tenant-related issues and customer complaints, providing timely resolutions.
Maintain a tracker for incidents, accidents, and damages, liaising with property insurers for claims processing.

Minimum Qualifications/Education

Bachelor’s degree in Operations Management or equivalent
Proficiency in MS Office and MS Project; knowledge of AutoCAD is a plus
Meticulous, detail-oriented, and capable of maintaining a big-picture focus
Team player, well-tempered, capable of working under pressure, and following detailed instructions
Minimum Experience

4-6 years of experience in managing mall operations, maintenance, safety and security, and facilities management, preferably in large shopping malls or real estate companies in the GCC or abroad in a similar role
